Commercial roof survey

Commercial roof surveys and inspections

Who uses our commercial surveys

  • Landlords at the start or end of a lease, or planning repairs across a portfolio
  • Managing agents and property managers who need a report they can share with leaseholders
  • Business owners with a leak, an insurance claim or an ageing roof to budget for
  • Buyers of commercial or mixed-use property before completion

Access without scaffold

Most commercial roofs can be inspected with a drone or cherry picker, so you don’t pay for scaffold just to find out what’s wrong. Where it’s safe, we also get on the roof and into roof voids to check the structure, coverings and flashings up close.

The kind of report you get

Each section of the roof is described in plain English with photos, followed by a numbered list of recommendations in order of urgency, with estimated costs where they help you plan. These pages are from a recent report.

What we survey

Pitched tiled and slate roofs, flat roofs in felt, EPDM, GRP and asphalt, chimneys, parapets, gutters and rainwater goods, and the roof structure where we can reach it. We’re a working roofing company, so recommendations are based on what we see go wrong on real jobs.

What customers say

★★★★★

George has been so helpful I highly recommend Tilley's Roofing and Maintenance Ltd. I needed a drone survey and diagnostic report for a leaking roof that is part of a shared building. I was provided with a thorough 17 page report containing sharp images, taken by a drone, and over 10 additional images for my files. George really went the extra mile and I'm hoping to be able to get the repair works started soon. There was no access to the roof so this was all done without scaffolding or roof access. Brilliant!

★★★★★

I was left in a difficult situation when roofers carrying out initial minor repairs/gutter clearing activities decided that much more costly repairs could not be agreed and abandoned the task. This despite scaffolding having been installed. I was fortunate to contact George at Tilley's Roofing who was able to carry out a roof inspection and priority damage repairs the next day. Based on this evidence I can highly recommend Tilley's Roofing

Commercial roof survey questions

Do you survey commercial and multi-occupancy buildings?

Yes. We survey commercial and multi-occupancy buildings for landlords, managing agents, property managers and business owners.

Can the report be used for a lease or dilapidations?

Our reports describe the condition of each part of the roof with photos and recommendations, which is what landlords and tenants usually need at the start or end of a lease and for planned maintenance. If your solicitor or surveyor needs something specific included, tell us when you book.

What if there’s no safe access to the roof?

We use a drone, and a cherry picker where it’s needed, so most commercial roofs can be inspected without scaffold.

How much does a commercial roof survey cost?

Commercial surveys are priced on request because buildings vary so much. Send us the address and a rough idea of the roof size and we’ll come back with a price.

Can you do the repairs too?

Yes, if you want us to. We’ll quote separately after the survey. There’s no obligation, and the report is yours to share with other contractors.
