Flat roof repairs and replacement

Rubber, fibreglass or felt, on extensions, garages, dormers, porches and bay windows. We repair leaking flat roofs and replace the ones that are beyond it, with guarantees of up to 20 years.

The three systems we use

EPDM rubber

One continuous sheet of synthetic rubber, glued to the deck. No joints in the middle of the roof to fail, and it copes well with heat and frost. Our usual choice for extensions and garages.

GRP fibreglass

Laid wet over a timber deck and sets into a hard, seamless shell. Good for dormers, balconies and roofs with awkward shapes, and you can walk on it.

Torch-on felt

Modern felt is a long way from the old stuff. Laid in two or three layers, it’s hard-wearing and good value on larger roofs.

Repair or replace?

A lot of flat roof leaks are at the edges: where the roof meets a wall, round a roof light or at the trims. Those can usually be fixed without touching the rest. Splits and blisters in an otherwise sound roof can be patched too.

If the deck has gone soft or spongy underfoot, though, water has been getting in for a while and the boards underneath are likely rotten. At that point, a new roof is the only proper fix. We strip back to the joists, lay a new deck and insulation where needed, and finish with the system that suits the roof best.

Not sure what state yours is in? A flat roof survey starts from £180 + VAT and gives you a written report with photos.

Flat roof questions

Which flat roof material is best?

It depends on the roof. EPDM rubber is a single sheet with no seams in the middle, which suits most extensions and garages. GRP fibreglass gives a hard, walkable finish and works well on balconies and dormers. Torch-on felt is still a good, cost-effective choice for bigger roofs. We’ll recommend one when we see the job.

How long does a flat roof last?

A well-laid modern flat roof should last 20 years or more. Our flat roofs come with guarantees of up to 20 years, depending on the system used.

Can you repair my flat roof rather than replace it?

Often, yes. Splits, blisters and leaks round the edges can usually be patched. If the deck underneath has gone soft, it’s better to replace the whole roof.
